If you do not qualify

If the licensed clinician determines after your assessment that you do not meet the clinical criteria for an ESA or PSD letter, the assessment and letter fee is refunded in full. Requests must be made within 7 days of being notified that you did not qualify. The clinician's clinical determination is final.

If your housing provider refuses the letter

If your landlord, property manager or housing authority refuses to accept the letter, you get a full refund. Contact us within 30 days of receiving your letter with the written denial (or reasonable evidence of the refusal), your full name and the letter's issue date. We first apply complimentary landlord verification support and contact the housing provider on your behalf; if the refusal stands, the refund is issued.

What the refund covers

The refund covers the assessment and letter fee. Any separately itemized administrative or booking fee is disclosed before checkout. There is no membership, no auto-renewal and no charge for landlord follow-up.

How much does an ESA letter cost?

An ESA letter for housing is $149 one time. An ESA and psychiatric service dog letter together, including both consultations, is $199. A psychiatric service dog letter with its consultation on its own is $99. Those are full prices — the consultation, the signed letter and landlord verification support are included.

Are there any hidden or recurring fees?

No. There is no membership, no auto-renewal and no rush fee. Any separately itemized administrative or booking fee is shown before checkout, and landlord follow-up is never billed.

How long does it take to get the letter?

Signed PDF within 24 to 48 hours of your consultation. Same-day evaluations are often available for early bookings. California and a few other states (Arkansas, Iowa, Louisiana and Montana) are the exception: state law requires a 30-day client-provider relationship before the letter can be issued.

What happens if I do not qualify?

The assessment and letter fee is refunded in full. Requests must be made within 7 days of being notified that you did not qualify, and the clinician's clinical determination is final.

What if my landlord rejects the letter?
